I need all of your help! I am a starting farmer and am trying to get things going and figured out so that I can be ready for next year. I have been talking with some land owners about leasing land and possibly buying land, but the only thing that I am not sure of is the pricing of the land. I have heard and seen a wide variety of pricing. I want your opinion and advice on what you have done in the past. What is the average selling price $/acre for dry-land in Southeastern Idaho? Also, what is the average leasing price $/acre for dry-land in Southeastern Idaho? If you could all help me out, that would be much appreciated! Thanks!

One thing I've noticed here in SE Idaho is the Dryland $/ac is getting over inflated. Mostly because guys from surrounding areas (wasatch front) sell 10 acres and then come up here and buy 1000ac at a crazy price just for the 1031 exchange. I think the pricing also varies on the area and elevation.
